South Tampa: Where Historic Tampa Meets Modern Growth
South Tampa blends some of the city’s oldest neighborhoods with busy commercial corridors, waterfront areas, and major institutions like MacDill Air Force Base. Its location just southwest of downtown also keeps it close to some of Tampa’s most active redevelopment.
Historic Neighborhoods
Historic Hyde Park is recognized as Tampa’s oldest existing neighborhood, with many homes dating to the early 20th century. Nearby Palma Ceia was founded in 1903 and was originally called Madrid. Bay to Bay Boulevard was once Covadonga Street, while MacDill Avenue was Lisbon Avenue. Today, the Palma Ceia Commercial District includes offices, retailers, restaurants, and other local businesses.
Ballast Point has an even older connection to Tampa's history. Ships once unloaded heavy ballast stones there so they could pass through the shallow waters of Hillsborough Bay, which is how the area got its name.
Ballast Point Park was later developed in 1894 as the end of Tampa's first electric trolley line and was originally called Jules Verne Park. The City of Tampa still notes that history today.
Business, Construction, and Development
Commercial activity is spread throughout South Tampa along South Howard Avenue, Dale Mabry Highway, MacDill Avenue, Gandy Boulevard, and Bay to Bay Boulevard. These corridors support restaurants, offices, retailers, contractors, service businesses, and other commercial properties.
The city is also investing in the area. A South MacDill Avenue transportation project covers about 1.8 miles between Gandy Boulevard and Bay to Bay Boulevard and includes resurfacing, pedestrian-accessibility work, and safety improvements.
Parts of South Tampa are only 5-10 miles from downtown, placing local businesses and contractors close to major development such as Water Street Tampa.
Notable Landmarks and Waterfront
Along the waterfront, Bayshore Boulevard Greenway includes a 4.5-mile sidewalk along Hillsborough Bay, which the Tampa City’s official website describes as one of the longest continuous sidewalks in the country. On one side, you’ve got bay water, looking towards Davis Islands and on the other, you’ll see gorgeous houses an waterfront condos.
At the southern end of the peninsula, MacDill Air Force Base remains one of the area's largest institutions and a defining part of South Tampa. It supports around 17,000 workers and is equivalent to a small town on its own with a school, church, grocery store and all kinds of other amenities on base.
Together, these historic neighborhoods, commercial corridors, infrastructure projects, and nearby downtown development give South Tampa a mix of established properties and continued business activity. Great public schools, business growth, and a relatively walkable area make this portion of Hillsborough County a very desirable place to live. Now if only someone could get rid of the humidity for three quarters of the year!
